Frozen Pipes!



Yepper, this is the time of year for frozen pipes! Has it happened to you?

I rent the trailer that I live in. The owner of my trailer park went bankrupt and disappeared during one of the coldest winters on record. Guess what happened next! My pipes froze! It was 13 degrees below zero and there was no landlord to call for help. Thank God for my awesome neighbor, Jesse. He went to the hardware store and bought some heat tape. Then he crawled under my trailer in subzero temperatures, wrapped my pipes in heat tape and connected the tape to the electric line. He was out in that horribly dangerous weather for almost an hour. He came inside and I gave him something to warm up and 20 minutes later my water was flowing again!

I was lucky. Very lucky. My frozen pipes did not burst. They could have. Here are some tips to prevent frozen pipes at your house:

Use heat tape. This is necessary if you live in a trailer or have a well.

Use a heat lamp. This works great if you have a well.

Wrap exposed pipes in foam rubber or fiberglass insulation.

Insulate your foundation and caulk any cracks found in your foundation.

If you are not using the house go ahead and drain your plumbing system by turning off the water pump and opening up the faucets. A drained pipe will not freeze.
